The upgraded Parcel View now includes Parcel Search directly within the platform, making it easier to find properties and access important property information in one place. Rather than searching in one tool and reviewing the property somewhere else, you can look up a parcel, open its records, and study the site from the same screen.

How to Search for a Parcel

Step 1: Log In

Log in to your Parcel View account. Once you are in, the navigation menu runs down the left side of the screen, grouped into Acquisition, Inventory & Sales, Growth, and Create.

Step 2: Open Parcel Search

Under Acquisition, click Parcel Search. It is the first item in that group, and it opens with the search bar across the top of the screen and the map filling the main working area.

Step 3: Search for a Property

You can search for a property using any of the following options:

Select your preferred search method from the dropdown at the left end of the search bar, enter the required information, and click Search. Choose whichever method matches the information you already have on the property.

Searching by APN

If you choose to search by APN, you will first be prompted to select the State and County. Two additional fields appear beside the search method for that purpose. Set the state, set the county, enter the APN in the search field, then click Search.

Review Property Information

Once the search is complete, the property’s records and details will appear. The parcel is drawn on the map, and the details panel opens on the left with the owner name and property address at the top. Scroll that panel to work through the full record. If you would rather see results as a list instead of on the map, use the Map and List toggle at the right end of the search bar.

Parcel Snapshot

The first card is the Parcel Snapshot, a quick read on the parcel: the location and county, the acreage, and the APN, Assessed, and Last Sale figures. Beneath it are Copy details, Open in Maps, Find more properties by this owner, and + Add to properties, which brings the parcel into your own inventory.

Comparable Sales (Comps)

The Comps card shows comparable properties and sales data to help you evaluate the property. It gives a researched figure for the county along with the acreage it applies to, the price per acre, and the number of sales behind it, plus notes on how the figure was scaled to the parcel size and the date the figure was researched.

Site Analysis

Site Analysis reviews key information and insights about the property. It answers whether the parcel is in a wetland, scores well conditions with the number of wells nearby and the median depth, and breaks out Septic Suitability by soil type, hydrologic group, slope, and septic absorption, with a reminder to verify with a professional perc test. Site & Regulatory Notes follow, covering the state-level issues worth checking before purchase.

Below that, County Migration reports whether the county is gaining or losing residents and how mover incomes compare, and the “Is this a good area to buy?” read-out summarizes what that means for buying in the area. Note that it describes the listings across the county rather than the individual parcel.

Property Overview

The Property Overview section gathers the core record in one block: Owner, Parcel ID, Address, ZIP, Acres, Parcel sq ft, and Elevation.

Location, Owner, and Sale Information

Keep scrolling for the rest of the record. Location lists the state, county, county FIPS, municipality, school district, census tract, legal description, alternate ID, and coordinates. Owner & Mailing carries the owner name and mailing address. Financials & Assessment shows the market land value, and Sale Information gives the last sale, or tells you plainly when that data is not carried for the county and points you to the county record. At the bottom, View on county website takes you to the county source, and the panel notes when the parcel data was last updated.

Exploring the Parcel on the Map

Use the Parcel View Flyover feature to explore and visualize the property and the surrounding area. The Parcel Tools panel beside the map controls how the parcel is displayed: switch between 3D View and 2D Satellite, and turn Boundary, Labels, and Corners on or off. Background and overlay options sit below them; overlays require the 2D view.

Measure distance and Measure area let you click corners to draw a shape, showing side lengths and calculating acreage. Under Dimension Labels you can add a label, add a boxed label, or use Auto-Label All Sides to measure between each furthest corner and add the labels for you. Click any dimension to retype or remove it, or clear them all and start over.

Everything in One Place

With these features now built into the upgraded Parcel View, you can search for a property, review its records, analyze the site, and explore additional property data — all in one place. Search with whatever information you have, work down the details panel from the snapshot through comps, site analysis, and the county record, then add the parcel to your properties when it is worth pursuing.
