A land deal does not start at the listing and it does not end at the handshake. Here is where each platform picks the deal up, and where it puts it down.
Every land seller eventually asks the same question about software: do I need a better map, or do I need a better system? It is easy to conflate the two, because a good map is the most visible part of a land listing. It is the thing a buyer looks at first, and the thing a seller is most often embarrassed by.
TerraStride Pro and ParcelView both start with a property on a map. They diverge almost immediately after that. TerraStride Pro is a mapping platform, built to make a property look understood. ParcelView is a land business platform, built so that the parcel you have not bought yet, the listing you are marketing this week, and the note you will be collecting on for the next eight years all live in the same place.
This comparison sticks to what each company publishes about its own product. Nothing here is guessed, and nothing here is a knock on a tool that does its job well.

What TerraStride Pro is good at
TerraStride Pro is an online mapping platform aimed at land brokers, land managers, and the hunting and timber side of the rural market, and it has been at it a long time. Its published feature set is genuinely strong for the job it picked:
- Unlimited maps, markers, polygons, labels, layers, photos, videos and documents, with media attached directly to individual map objects.
- Assets grouped into layers, so a buyer can browse timber stands separately from hunting assets or road improvements.
- More than fifteen base layers and overlays, plus an Advanced Soil Tool.
- Import and export of geo-coordinates and KML files from ArcGIS and other mapping systems.
- Instant measurement of distance, area and elevation.
- Printed maps and PDFs with legends, which still matter at a ranch closing table.
- Mobile apps for iOS and Android, and a HuntStand integration that puts listed properties in front of a large outdoor audience.
If your business is winning listings for large recreational tracts and the deliverable is a beautiful, thoroughly annotated map, that is a coherent product and a fair price for it.
Where ParcelView starts earlier
The problem with a mapping tool is that it assumes you already own the property, or have already decided to. ParcelView is built around the assumption that most of the money in land is made or lost before that point.
01. Find
ParcelView searches any parcel in the country by address, APN, owner or coordinates, across more than 150 million parcels, with owner search by county and market data spanning more than 3,100 counties. Parcel access is part of the plan rather than a per-state add-on, which matters a great deal if you buy in five states, as many owner-financed sellers do. Under TerraStride Pro published pricing, parcel overlays are subscribed per state at $149 a year or $14.99 a month each, on top of the Premium account.
02. Check
Before a dollar is committed, ParcelView runs the checks that decide whether a parcel is worth owning: flood zone and wetlands, soil, septic and well feasibility, and utilities, pipelines and mining claims. That is diligence, not decoration. The same answers then follow the property into the listing, so the buyer sees what you already verified instead of asking you to email a screenshot of it.
03. List
This is the part both platforms compete on directly, and it is where ParcelView is unapologetically the stronger listing product. Every plan, starting at $9 a month, includes the 3D viewer with flyover. Slope, road frontage, tree cover and the general feel of a parcel simply do not survive a flat photo, and a buyer who can move around the land before calling arrives at the phone call already sold on the place. Tire-kickers filter themselves out.
From the Standard plan up, the listing also gets video recording with voice narration and a PropCard with QR codes, so a yard sign, a mailer and a text message all lead to the same mobile page. The viewer embeds on your own site, on Land.com, on LandWatch, or anywhere else you list. The published timeline from a pasted APN to a live embeddable listing is under five minutes.

And where ParcelView keeps going
Here is the gap that no amount of map polish closes. A map ends when the buyer says yes. A land business does not.
04. Sell
ParcelView carries a real pipeline, from diligence to marketing to sold, with customer records and notes attached to the property they belong to, and neighbor mailing for the single most reliable buyer pool a rural parcel has: the people who already live next to it. On the Growth plan and above, Land Sync pushes finished listings out to Land.com in one click, and the Listing Optimizer dashboard shows which listings are actually earning attention.
05. Collect
For owner-financed sellers this is the decisive one. ParcelView tracks payments by type, balance owed per parcel, and every payment per customer, inside the same system that holds the listing and the buyer record. The alternative most sellers live with is a mapping tool, a spreadsheet, a bank app and a memory. TerraStride Pro does not publish anything in this territory, because it was never trying to be there.

What the money actually looks like
TerraStride Pro is priced per user: free for thirty days, then $499 a year or $44.99 a month for the Premium account, with parcel overlays added per state at $149 a year or $14.99 a month, and bulk pricing available for five or more accounts. A two-person shop working three states lands in a very different number than the headline suggests.
ParcelView is priced by portfolio rather than by seat. Basic is $9 a month for three properties, Standard $19 for ten, Starter $49 for twenty-five, Growth $99 for fifty and Pro $199 for a hundred, with nationwide parcel access at every tier and personalized onboarding included on all of them. Concept images and AI video run on tokens bought separately, which never expire, so a quiet month costs nothing. And for sellers who would rather not touch the software at all, the We Manage It tiers run from $49 to $449 a month with the listings built for you.
Who should use which
Choose TerraStride Pro if your work is mapping large recreational, timber or ranch tracts, your buyers expect a heavily annotated map with layered assets, printed maps still matter to your closings, and the outdoor audience is your market.
Choose ParcelView if you buy and sell vacant land as a business. It is the stronger fit the moment your problem is bigger than the map: parcels to find in several states, diligence to run before you commit, listings that need to sell a place to someone who will never visit it, a pipeline to keep straight, and notes to collect on for years. One system, from the parcel you have not bought yet to the last payment.
And the honest version of the comparison is that these tools are not really fighting over the same afternoon. If you already love your mapping workflow, keep it. ParcelView is what you put underneath the whole business.
