Agreement

These terms govern your use of Gateway Land Investments, LLC's website, listings and payment pages. By using them you agree to these terms and to our Privacy Policy. If you buy a property, your purchase agreement also applies; where it differs from these terms, the purchase agreement controls.

Who you are dealing with

Gateway Land Investments, LLC is the seller of every property listed here and the merchant for every payment you make on these pages. Payments go directly to Gateway Land Investments, LLC. ParcelView provides the website and payment software only; it is not a party to your purchase and does not hold your funds.

Eligibility

You must be at least 18 years old and able to enter a binding contract.

Listings and property information

We describe each property as accurately as we can, but maps, boundary lines, acreage, imagery, 3D views, flood, wetland and soil overlays, utility information and other details come from public records and third-party data and may contain errors. They are for general information only. Properties are sold as-is. You are responsible for your own due diligence, including confirming access, zoning, permitted uses, utilities, taxes and any association rules with the county and other authorities before you buy.

Purchases and owner financing

Price, down payment, monthly payment, term, interest, fees and due dates are set out in your purchase agreement. Closing documents may be provided electronically or by mail. If you finance with us, you agree to pay on time; late payments may result in late fees, notices and the remedies stated in your agreement and allowed by law.

Payments

We accept the payment methods shown on the checkout or invoice page, which may include credit or debit card and bank (ACH) payments processed by Actum Processing (bank / ACH payments). If a card processing fee applies it is shown, with the amount, before you pay, and paying by bank avoids it. By submitting a bank payment you authorize the debit shown, and for automatic payments you authorize recurring debits as described when you enrolled, until you cancel. A payment that is returned or reversed may result in the fees stated in your agreement.

Communications

You agree to receive transactional emails and, if you provide a mobile number, calls and texts about your inquiry, purchase and account, as described in our Privacy Policy. Reply STOP to stop texts.

Using the website

Use the site only for lawful purposes. Do not attempt to interfere with it, access other people's information, or copy or reuse its content, listings or images without our written permission.

Limitation of liability

To the fullest extent the law allows, Gateway Land Investments, LLC makes no warranties about the website or the property information on it beyond those in your purchase agreement, and is not liable for indirect or consequential damages arising from use of the website.

Governing law and disputes

These terms are governed by the laws of Florida. Before starting any formal proceeding, both sides agree to try to resolve a dispute in good faith by contacting the other.

Changes

We may update these terms. The date at the top shows when they last changed; continued use means you accept the update.
